Condos vs. Apartments
Are you torn right now wondering whether you should buy or rent an apartment or condo? Condos often look like apartments in some respects. These are usually in a large complex, have controlled access, a pool and other features usually found in multi-family housing. One key difference is that these are usually privately owned. Sometimes the owner leaves the management duties to a company but sometimes owners handle these. This can result in either very good or very bad experiences for tenants at different times. One issue that comes up is how fast repairs are taken care of when there is a plumbing clog, broken toilet or other common issue. Some owners are fairly relaxed about making repairs and consequently tenants wait longer for these than if they lived in a well managed apartment complex.
Privately owned properties can have other problems when owners try to self-manage. Many do not know landlord-tenant law and may assume they can pocket all or part of the security deposit. Others may be very lax in following timelines for the return of deposits when the tenancy is over. This sometimes results in tenants either losing money or having to resort to small claims court in an attempt to get it back.
However, rental condos are typically newer and come with better amenities than most rental apartments which can be much older and limited in its perks.
So if you are not looking for a condo or an apartment, people that are new to the area will also find other kinds of rentals in abundance such as single-family houses and apartments. Each kind of rental has pros and cons and each type may not be suitable for all tenants.
There are some key differences that people may want to think about. Houses almost always cost more to get into in terms of the price of security deposits and rent. While some landlords provide lawn care services or pool service, if there is a pool, often this is the tenant’s responsibility. Houses may seem larger or quieter in some cases than apartments but not always. The construction of many apartments gives them the same kinds of floor plans but also better soundproofing. The other issue with single-family houses is the range of amenities. Apartments always have the edge in this instance.
